Anytime Fitness – A gym we designed and built for one of their franchisees.

Seeing the end product on completion is a rewarding feeling. If only, projects were that simple or straightforward

Especially when you consider the man-hours, blood, sweat and possibly some tears that’s gone into this build process.

Read on to understand the complexity of this design and build and the timeframe in which it was delivered.

Concept:

Our client took possession of an empty shell; a McDonalds restaurant in the heart of Hornchurch town. All the due diligence had been completed with regards to the change of use with the local council and the assigned architects had completed their internal layouts for franchise approval.

The client was therefore ready to proceed and hired us to Project Manage this particular build.

Course of Action

First point of call: understand the schematics’ and layouts of what had been proposed and approved.

We then assessed the areas in which we could envisage issues and conducted a full Risk Analysis.

Having identified that time was of essence and being impacted upon, the originally assigned team of Structural Engineers could not achieve what we said was possible. So, we very quickly decided to employ our own team of Structural Engineers to ensure the client achieved their objectives.

The wheels were set in motion.

When working with large global brands you have very little room for movement. We took their brand guidelines and digested all 173 pages before progressing to the next phase.

Next, we looked at the final layout from the architects and sat down with the client and his team to understand what they wanted to achieve commercially as a business.

This required a close look at logistics, understanding the footfall of members, classes & schedules, facilities, general assembly of equipment. This gave us a great insight into the next phase

We understood that the existing layout would not achieve our client’s objectives and would cause grave problems if they were to continue on this path. This is where we put our design hats on and looked at the floorplan from a commercial viewpoint.

We developed a layout that would work whilst while still adhering to the global brand guideline requirements.

Based on the basics of the original design and layout we already started the tendering process via a host of reputable, tried and tested contractors. These include a combination of the franchise as well as trusted certified contractors

To achieve our end result we reviewed closely all companies that had tendered and chose a franchise approved main contractor for the build as well as our own sub-contractor for Mechanical & Electrical.

Procurement for all 2nd fix items was also handled by us due to the brand guidelines.

For approval and final sign off, it was prudent that we controlled a lot of these factors.

Now that all the teams were assigned, we put together a schedule of works that coincided with our opening date.

With all areas covered and vetted, the 75-day build began!

Completion

All projects come with challenges as did this one; with weekly progress meetings on-site and dedicated teams who worked in unison, we were able to achieve the delivery of a state-of-the-art 24-hour gym for our client and global franchise in the shortest of timeframes.

In all essence, this was impossible to achieve, however, our teams worked 7 days, combined with 24hr shifts to complete this build.
