Alperton Garage – Double garage conversion to – Office & Garage

The is a very old structure! Concrete slabs bolted to each other to form walls with A-frames and asbestos roof holding the entire structure together.

Concept:

Our objective was to convert this garage into office space together with a garage that could still house a vehicle and storage space.

Course of Action

Remove asbestos roof by appointing an industry professional while still keeping the A-frame so that the walls would still be supported until we installed a supporting square frame on top of the roof that interlinked into each other creating ample support for the walls.

We reverted from a pitched roof to a flat fiberglass roof while maintaining an internal height of 2.5m. By studding out the internal walls and linking them to the roof frame we created additional support for the walls to bear the additional weight. As we did not construct the foundations or the original walls we wanted to make sure that this would not have problems in the future.

Therefore, this garage is now fully insulated with new wiring and a new independent RCD. Original armored cable from the main property was not installed according to regulations and was only for lighting, yet this was still running 240v power sockets which deemed this garage to be unsafe. We, therefore, ran a new 6mm 4-core armored cable directly from the property to safeguard the property and garage.

Outer walls have been rendered in white UPVC with facias and guttering and self-leveling compound layer to the concrete floor to fill up the unevenness before laying 7mm rubber flooring.

Completion

This project had a 2-week timescale and was completed in 3 weeks. Delays occurred due to weather only and some additional unforeseen works.
